How We Develop Your Studio Project

Define the Project & Assess the Site

Recording studios are not standard renovations. Acoustics, construction assemblies, electrical, HVAC, audio wiring, and equipment needs are all specialized.iBuild provides flat-fee planning and development consulting for clients who need a clear path from early idea through construction—whether we build the studio or not. Most of a successful project is solved in planning; when the site, layout, systems, and sequence are understood, construction becomes straightforward.

Studio Type & Workflow

Every project begins with the fundamental questions: Is the studio for recording, mixing, mastering, or a hybrid workflow? Is it commercial or residential? How many rooms are needed—one, two, three, or more? How will the owner, engineer, producer, and guests use the space?


Those answers shape the room count, layout, traffic flow, infrastructure, and budget from the start.

Lease, Ownership & Consent

For leased commercial property, iBuild reviews the issues that affect a studio build. We generally look for a minimum 3 + 3-year lease, with 5 + 5 preferred, and clear landlord or owner consent.


We help clients identify studio-specific terms to review with their attorney: build-out clauses, a construction window—often 90 to 120 days—infrastructure responsibilities, renewal options, and protection for the client’s investment.

New Build or Renovation

Next, we determine whether the project is a ground-up build or a renovation. For a new build, we assess whether a local architect is preparing and sealing plans for required city or town submissions, then bring in the appropriate site, excavation, and foundation professionals to evaluate the land, access, and structural requirements.


For renovations, an early walkthrough identifies conditions that must be addressed before studio work begins: electrical, mechanical, plumbing, fire, and structural 

Initial Cut-Up & Traffic Flow

Before detailed design, we create an initial cut-up: a simple block layout of the floor plan. This early exercise tests whether the required rooms can realistically fit within the available space and begins to establish traffic flow between rooms, entrances, and support areas.


It is not the final studio design; it is the first practical test of what the project needs to accomplish. Once the cut-up is working, the architect, studio designer, or iBuild develops more detailed preliminary plans.

Early Trade Coordination

At the same time, we begin early coordination with the trades that will shape the project: electrical, HVAC, plumbing, fire protection, structural, excavation, and foundation professionals.


This discovery work answers critical questions early: Is electrical service available and large enough for the studio? Will new or upgraded service be required? Is plumbing available where needed? Are the building’s mechanical and fire systems suitable? Are there structural, site, or foundation conditions that


Detailed Design, Coordination & Construction

As plans become more detailed, iBuild coordinates the studio-specific systems that make the space perform correctly. The goal is a construction-ready package with coordinated trades, systems, pricing, and a clear path forward.

Preliminary Plans & Room Assemblies

Once the initial cut-up is working, the architect, studio designer, or iBuild develops detailed preliminary plans. We refine the actual room build-out—wall assemblies, electrical layouts, mechanical coordination, and other construction details—until there is a complete construction-ready package.

Electrical, HVAC & Fire Protection

Recording studios require dedicated, properly isolated electrical systems. Power for studio equipment must be designed so activity elsewhere in the facility—such as lights or equipment turning on in another area—does not affect the control room, live room, or sensitive audio equipment.


HVAC systems must provide comfort without compromising isolation. Equipment, ductwork, and air paths are coordinated to reduce noise and prevent sound from traveling between rooms through mechanical systems.

Estimating, Budget & Project Roadmap

Once plans are developed into a construction-ready package, iBuild sends the full scope to relevant trade partners for detailed estimates. Electrical, HVAC, plumbing, fire protection, structural, excavation, foundation, and other applicable work are combined with the studio construction scope into one overall proposal.

Audio & Data Infrastructure

No two studio wiring plans are the same. Audio and data infrastructure is designed around the client’s specific workflow, including console-based, hybrid, analog, or fully in-the-box production; monitoring and headphone systems; room-to-room tie lines; audio, video, network, and data paths; servers, storage, and future expansion.


These decisions must be made early because wiring routes, equipment locations, wall assemblies, and room layouts all depend on them.

Project Guide, Permits & Construction

The client receives a project guide and construction timeline that maps the anticipated order of work—from site or foundation work through framing, rough trades, insulation, drywall, audio/data wiring, finishes, and final installation. The exact sequence changes with each project, but the client has a clear roadmap for what happens, when it happens, and who is involved.
